UK mortgage technology that touches advice or product comparison is FCA regulated. We are not a regulatory consultancy and we will not pretend to be one. We are engineering aware of the FCA Handbook clauses that drive software design: MCOB rules for mortgage advice, TCF and Consumer Duty for retail customers, and SYSC operational resilience. We deliver immutable audit logs, role based access, and the evidence base your authorised firm needs at audit. Anti money laundering bites at high value property transactions. Estate agencies in the UK are supervised by HMRC under the Money Laundering Regulations 2017, with customer due diligence required on both buyers and sellers above the threshold. We integrate Onfido, Sumsub, ComplyAdvantage, and SmartSearch for ID verification, sanctions and PEP screening, source of funds documentation, and ongoing monitoring. Records are retained for 5 years as the regulations require.
UK housing law shapes the tenancy product. AST renewals must be served on the correct prescribed forms, deposits must be registered with TDS, DPS, or MyDeposits within 30 days, the Tenant Fees Act bans most charges, and right to rent checks require the digital flow now mandated by the Home Office. We bake these constraints into the workflow rather than into a disclaimer at the bottom of the page. UAE clients work to RERA registration and Ejari requirements; US tenancy follows state level landlord-tenant statutes that we map per state during scoping.
